Salesperson License

The entry-level real estate license that allows you to represent clients while working under a supervising broker.

A salesperson license, sometimes called an agent license, is the entry-level credential in most states' real estate licensing systems. It authorizes the holder to perform licensed activities such as showing property, negotiating offers, and advising clients, but only under the supervision of a licensed broker. The salesperson does not operate independently; the brokerage is the legal entity responsible for the transaction, and the salesperson acts as an extension of that firm rather than as a free agent.

For someone entering the field, this is almost always the first license you will earn. It matters because it defines both your opportunities and your boundaries early in your career: you can build a client base and close transactions, but your contracts, advertising, and compensation all flow through your sponsoring broker. That structure is a feature, not a limitation, because it pairs new licensees with experienced oversight during the years when mistakes are most likely and most costly.

Terminology and structure vary by state, so verify how your state labels this license and what it permits. Some states use different names, and a few use a single-license system where everyone is licensed as a broker with different supervision tiers. Your state real estate commission publishes the current license categories, the activities each one allows, and the path from salesperson to broker. Confirm those details there before assuming that advice from another state applies to you.
