Find your state's commission
Every state licenses real estate through a commission or equivalent agency, and its current candidate handbook is the single document that outranks everything else you will read, this site included.
Complete pre-licensing education
A state-set number of classroom or online hours from an approved provider. Hours vary widely by state; the approved-provider list comes from the commission.
Pass the licensing exam
Typically administered by a national testing vendor and typically split into a national portion (principles, practices, math concepts) and a state-law portion. The state portion is where candidates who studied only national material get caught.
Find a sponsoring broker
In most states a new salesperson license must hang with a supervising broker to be active. Choosing that first brokerage is the most underweighted decision in the whole path.
Activate and start the real work
The license makes you legal. Prospecting discipline, not the license, makes you paid. The first-year reality is the subject of half the guides on this site.
Renew with continuing education
Nearly all states require CE for renewal on a state-set cycle. The broker tier, with its own experience, education and exam requirements, is the advancement path.
